INVEST FINANCE

 

  INITIAL INVESTMENT 

Manage up to 1,000 investments simultaneously :
Specify the initial features of your investment project : name, purchase date and price, life (30 years max) and resale value at the end (entered or calculated by discounting future cash flows as you like).

 OPERATING 

Up to 5 different revenues and 7 expenses manageable for each investment project :
You determine their name and value during the life of the project (up to 4 different variation rates to enter for a quick calculation of the future annual cash flows). Table and 3D bar chart available for each of them.

  TAX  

Calculates tax depending on the tax features you specify, such as the corporation (income) tax rate, the depreciation method (straight line or declining balance), the amount of taxable capital gains and the applicable tax rate. You can choose if the debt costs are tax-deductible or not. Also, you can specify whether to deduct losses from other or future revenues.

  FINANCING 

It includes a loan calculator. You can vary the following loan calculation items : principal payment (progressive, constant or at the end), rate type (fixed or variable : you can also define interest rate variations!), repayment frequency (annual, semiannual, quarterly, monthly), life (30 years max), initial fees, taxes and insurance. Payment schedule and 3D bar chart included. You can determine the best mix of debt and equity by measuring the leverage effect and cost of capital. Loans can be directly managed out of investment projects.

  REFINANCING 
(Gold version)

Determine refinancing loans with the same tools as for financing loans. Specify the particular costs of your refinancing projects and let the program(me) calculate it for you! Also available are tools for comparing the refinanced loan with the refinancing loan : payment gap table and chart, NPV and MIRR.

  VALUATION 

Budgetary valuation :
Table and 3D bar chart of operating cash flows, loan payments and tax.

Financial valuation :
Calculation of the NPV (Net Present Value) and IRR (Internal Rate of Return) of the Investment, Loan and Equity. Also, calculation of the IRR according to the reinvestment rate (or financing cost) of cash flows (i.e MIRR, Modified Internal Rate of Return). Includes (Simple and Discounted) Payback, Profitability Index (PI) and Equivalent Annual Profit (EAP; also called Equivalent Annuity) methods. Determines Wealth Growth. 3D charts included. NPV, APR, IRR and MIRR for financing loans. NPV and MIRR for refinancing projects
